Park Slope Townhouse

Gut renovation of a 4-story townhouse in the Park Slope Historic District, including a conversion from 4-family to 3-family occupancy. The new configuration consists of an owner’s triplex below two floor-through rental units. The building was designed to be extremely energy efficient, incorporating Passive House strategies to maximize energy savings. The building envelope is highly insulated and weather-sealed, windows are triple-pane, and all HVAC is electric. A new solar array on the roof provides much of the electricity required by the occupants and also doubles as a sun canopy for a new roof deck.

The entire front facade was refurbished and, at the rear, the parlor level was opened and a deck with a stair to the backyard was added.

The existing building had very little architectural detailing remaining on the interior. This allowed for the new interior design to be thoroughly modern. Traditional architectural details that were still intact were retained, restored and, in places, reconfigured to seamlessly accommodate the new design.
